The thing that got me was you have your own entrance. Your own parking spot right there. You walk out your door, you’re on your own little terrace. No shared corridors. No strangers walking past your window.
The amenities were actually decent. Play area for kids. Swimming pool. Gym. Power backup. Water treatment plant. Security gate. The usual stuff.
The location was actually perfect. 15 minutes from where my office was going to be. Close to Sohna Road. Close to Golf Course Extension. Easy to get everywhere.
Actually Buying The Damn Thing
My wife was already sold. She walked around and was like yeah we’re getting this. I was still hesitating about the price. The guy quoted 1.8 crores. That’s a lot of money.
I tried negotiating. Offered like 1.7. He said no. I offered 1.75. He said sorry man, price is price. So we just paid 1.8. What else were we going to do?
The builder is called Roots Developers. They’ve been around since like 1981 or something. 40 years in real estate. Not some random new company that might disappear.
We obviously got lawyers involved. Made sure all the paperwork was clean. Checked RERA registration. Did all the legal stuff you’re supposed to do.
They had a payment plan spread over 3 years so we didn’t have to pay everything upfront. That made it easier.
Possession and Moving In
The possession took forever. Like 6 months longer than they promised. But that’s normal I guess. Builders always delay.
When we finally got the keys and walked in it was so different from the apartment. You have your own door. Your own entrance. You walk out and that’s your space. Nobody else’s.
It needed some work. Paint, some minor fixing. But nothing major. We did it up over like 3 months and it felt like ours.
The first night we slept there I remember my wife was just smiling. She was like this is so different. We have actual space.

Three years later and honestly I’m a completely different person about this decision. I thought I was wasting money but I wasn’t.

There’s this little garden area. We put some plants. It’s nice just sitting outside. In the apartment we didn’t even have a balcony.
The neighborhood is actually nice. You know your neighbors. People actually talk to each other. It’s not like the apartment where you live next to someone for five years and never say anything.
The maintenance isn’t as bad as I worried. Yeah you spend money monthly. But you own it so whatever.

After living in both apartments and builder floors, the builder floors win.
In apartments everything depends on the building management. They decide when the pool is open. They decide if the gym is maintained. They decide the maintenance charges. You have zero control.
With builder floors you have your own space. Yeah there’s still community stuff but you’re not completely dependent on some society committee.
The space is just different. 1850 sq ft versus like 1100 sq ft in apartments. It’s way more livable.
Resale is also better. People actually want these. We’ve had people ask us if we’d sell like three different times. If this was an apartment it would just sit.
The Money Part
We bought it for 1.8 crores. Today the price would be like 2.4 crores maybe. That’s almost 700 lakh appreciation in three years. Not bad.
If we ever wanted to rent it out, people would pay good money. Gurgaon professionals want exactly this. But we’re not renting, we’re living in it.
The investment made sense. Not just for living but financially it’s worked out.
Stuff That Sucks About It
I should probably mention the negative things too.
Monthly maintenance is higher. We’re spending probably 50000-60000 a month between maintenance, property tax, utilities. It adds up.
When you want to sell a luxury builder floors in Gurgaon, you have to find the right buyer. It’s not like apartments where there’s constant demand. You might have to wait.
You have to do more managing. Apartment, the society handles everything. Here you have to deal with contractors, vendors, whatever. It’s more work.
If you need to move quickly, builder floors are harder to sell than apartments. That’s real.
What I’d Actually Tell Someone
If you’re looking at Gurgaon and you have the budget, look at luxury builder floors in Gurgaon. Don’t just assume apartments are the only option.
We went to Roots Courtyard. Check out other projects too. Get a feel for what exists.
But here’s the thing – only do this if you’re staying for like 3-4 years minimum. If you’re moving in a year, don’t waste your time. The investment timeline doesn’t work.
Make sure the builder has been around for a while. Roots has been around 40 years. That matters. Don’t buy from some sketchy new company.
Check RERA. Check everything legally. Don’t skip the boring paperwork stuff. It matters.
Negotiate but don’t be an asshole about it. We tried negotiating down. They said no. That’s just how it is.
Three Years And Still Happy
My wife won the argument. She was right all along. We needed to move. We needed space. We needed to buy something real.
I was being stubborn and cheap for no reason. The money was worth it. The space is worth it. The investment appreciation is worth it.
Would I do it again? Yeah. We’re actually looking at another luxury builder floors in Gurgaon in a different sector. That’s how convinced we are.
Honestly
Luxury builder floors in Gurgaon are not for everyone. You need money. You need to be ready for the buying process being annoying and long.
But if you can afford it, it’s worth it. The space, the feeling of ownership, the investment – all of it makes sense.
Roots Courtyard is a good project. But check out multiple places. Talk to people who live there. Figure out what you actually want.
Then buy and actually have a home instead of just an apartment box. That’s the difference.
